SEBASTOPOL, Sonoma County — October 31, 2026. Sebastopol’s City Council approved a vesting tentative subdivision map for 8100 Valentine Avenue on October 20, permitting the applicant to advance plans for 20 residential lots. The council voted 3–2 on Resolution 6807-2026, with councilmembers Carter, Hinton and Zollman voting yes and Vice Mayor Maurer and Mayor McLewis voting no.
What could be built?
The city’s meeting record and signed resolution describe a 2.69-acre parcel, 20 single-family homes and the possibility of up to 19 detached accessory dwelling units — 39 total units if every potential ADU is built. Three of the primary residences would be restricted as affordable to moderate-income households under the city’s inclusionary-housing ordinance.
The project is associated with Grupe Investment Company, LLC, and city file 2025-067, APN 004-510-054. Its map approval is not the same as grading clearance, a final subdivision map, a construction permit or occupied housing.
What did the environmental review find?
The council’s signed document relies on the city’s previously certified general-plan environmental impact report and concludes that no additional project-specific environmental study is required under CEQA Guideline 15183. The city also approved density-bonus waivers and a concession affecting the procedural application of its tree-protection rules. This was a city finding, not an independent scientific investigation by California58.
Are trees protected?
Conditions in the signed resolution require an arborist-prepared Tree Preservation and Mitigation Plan before grading or building permits, with tree protection zones and, in general, two replacement trees for each protected tree removed. The conditions include monitoring and replacement requirements. That is a permit condition — not proof that any particular tree has already been cut down.
What happens next?
Residents can review the signed Resolution 6807-2026, site plans, traffic study and public comments on the October 20 council agenda. To establish construction timing, check for a final map, issued grading permits and subsequent building applications.
